“Waterside” is situated at Whitfield in the highly sought after King Valley in north-east Victoria, about 20 kilometres to the south of the township of Moyhu and about 45 kilometres south of Wangaratta.
The tightly held and highly productive King Valley comprises a range of larger scale farming properties to smaller rural lifestyle properties with local agricultural pursuits dominated by beef, dairy and viticulture.
The township of Whitfield is located 6 km to the south and is home to renowned wineries including Pizzini Wines and Dal Zotto Wines.
“Waterside” comprises approx. 517.0 hectares freehold, plus an additional area in crown frontage and unused road licence/s.
Primary access to the property is provided via the unsealed Edi-Cheshunt Rd with secondary access provided via the unsealed Lake Buffalo-Whitfield Rd which part borders the property to the south.
About 67 hectares is situated on the western side of the Edi-Cheshunt Rd and is of flat topography. This area is comprised of highly fertile alluvial river flats adjacent to the permanent King River to include about 1.8 kilometres of direct river frontage.
About 20 per cent of the river flats area has been pasture improved with an annual rye-grass. The area is also well suited to summer cropping activities, having been established to a corn crop last year.
An area of about 211 hectares is situated on the eastern side of the Edi-Cheshunt Rd and rises to provide an area of highly productive intermediate terrace country.
This area is of undulating topography and is comprised predominantly of productive red loam soil types, having been heavily pasture improved with an annual rye-grass and an excellent fertiliser history.
An additional rising hill area of about 37 hectares is provided on the southern side of the Lake Buffalo-Whitfield road which is mostly unimproved. The opportunity is provided to develop this area to further improve the overall productivity of the property.
The balance area of about 202 hectares on the eastern side of the property comprises heavily timbered rising hill country with soil types comprised of lighter decomposed granitic based soils.
The timbered area part borders the Lake Buffalo-Whitfield Rd to the south-east, with external access provided via a gated entrance off the unsealed Barber Lane to the south-east.
A three bedroom weatherboard residence is provided on the eastern side of the property with driveway access off the Edi-Cheshunt Rd.
The property is on the market for about $7 million.
